Most roof problems in Austin can be repaired without replacing the whole roof. A small leak, a few blown-off shingles, a cracked pipe boot, or loose flashing is usually a repair job. Replacement starts to make sense when the damage is spread across the roof, the shingles are worn out everywhere, or the decking underneath is soft.

What roof repairs do Austin homes need most?

Most repair calls start the same way: someone sees a water stain on the ceiling after a hard rain. The stain is the symptom. The cause is usually one of a handful of things.

  • Pipe boots. The rubber collar around plumbing vents dries out and cracks in the Texas sun. Water runs down the pipe and into the attic.

  • Flashing. Metal flashing at walls, chimneys, and skylights can pull loose or lose its sealant. Water gets in where the roof meets something else.

  • Missing or lifted shingles. Strong wind from spring and summer storms can lift shingle edges or tear tabs off.

  • Valleys. Valleys carry a lot of water. Debris buildup or worn shingles in a valley can let water back up under the roof.

  • Hail damage. Hail can bruise shingles and knock off granules. It's not always visible from the ground.

  • Nail pops and exposed fasteners. Nails that back out leave small holes that leak a little at a time.


On metal roofs, we see loose or missing screws and worn washers. On tile roofs, we see cracked or slipped tiles and worn underlayment beneath them.


How can you tell if you have a roof leak?

Some leaks are obvious. Others take weeks to show up inside. Here's what to look for:

  1. Brown or yellow stains on the ceiling, often in a kitchen, hallway, or closet below a roof valley or vent.

  2. Paint bubbling or peeling near the ceiling line.

  3. Damp insulation or dark spots on the wood when you look in the attic with a flashlight after rain.

  4. A musty smell in one room or in the attic.

  5. Shingle pieces or granules collecting at the bottom of downspouts.


Don't climb on the roof yourself, especially when it's wet. Take photos from the ground and from inside, and note when the stain showed up. That helps us find the source faster.


Repair or replace: how do you decide?

This is the question most homeowners really want answered. Here's how Vantage Roofing looks at it on a roof in Austin:

A repair usually makes sense when:

  • The problem is in one spot, like one vent, one valley, or one wall.

  • The rest of the shingles still lie flat and hold their granules.

  • The decking is solid when we walk it.


A replacement starts to make sense when:

  • Damage shows up across several slopes, not just one area.

  • Shingles are curling, cracking, or bare across most of the roof.

  • You've had repeated leaks in different places.

  • The decking feels soft or spongy in more than a small area.

  • Storm damage is widespread enough that an insurance claim covers the roof.


Sometimes the honest answer is that you don't need us yet. If the stain came from a plumbing or AC drain line, or the roof just needs a few nails reset, we'll tell you that.


Do you need a permit for a roof repair in Austin?

For most repair work, no. The City of Austin's residential code lists work that's exempt from a building permit. That list includes asphalt shingles replacing asphalt shingles, roof covering replacement that doesn't affect the roof structure, and roof decking repairs up to 128 square feet.

There's one big exception. If your home is in Austin's Wildland-Urban Interface area and 50 percent or more of the roofing is being replaced, the exemption doesn't apply. Under the city's wildland code, replacing half or more of the roof in that area means a full replacement that meets the fire-rating rules. Exempt work still has to follow the code. We check this before we quote the job.

I have a stain on my kitchen ceiling after rain. Is that my roof?

It often is, but not always. Kitchen stains can come from a roof leak near a vent pipe or valley, or from a plumbing or AC line in the ceiling. The timing helps. If the stain shows up or grows after rain, the roof is the likely source. A roof inspection will show where the water is getting in so you fix the right thing.


How fast can you get out after a leak?
