Roof Repair in Georgetown, TX: Sun City, Old Town and Hail-Season Fixes

Most roof leaks in Georgetown can be fixed with a targeted repair, not a new roof. A cracked vent boot, a few hail-bruised or wind-torn shingles, or loose flashing at a wall is usually a repair job. What changes in Georgetown is the paperwork around it: Sun City has its own rule for how much of a slope gets replaced, homes in the Old Town and Downtown overlays may need a historic review if materials change, and the city requires a permit for any re-roof.

Vantage Roofing does free roof inspections across Georgetown. We'll show you photos and tell you honestly whether it needs a repair, a replacement, or nothing at all.

What roof repairs do Georgetown homes need most?

The call usually starts with a stain on a ceiling or a few shingles in the yard after a storm. On Georgetown roofs, the source is most often one of these:

  • Hail bruises. Hail cracks the shingle mat and knocks granules loose. From the ground it can look like nothing happened.

  • Wind-lifted shingles. Spring storms lift and crease shingles along ridges, rakes and the side that faced the wind.

  • Vent boots. The rubber seal around plumbing vents dries and cracks in the Texas sun, then water follows the pipe into the attic.

  • Flashing at walls and chimneys. Sealant hardens and metal pulls away, especially where a roof meets a second-story wall.

  • Low-slope porch and patio roofs. Older homes near the square often have shallow porch roofs tied into a steeper main roof. That joint is a common leak point.

Metal roofs in Georgetown tend to leak at loose screws, worn washers and trim. Tile roofs leak where a tile has cracked or slipped and the underlayment beneath has worn out.

How often does hail hit Georgetown?

Often enough that a roof check after a big storm is worth it. NOAA's Storm Events Database lists hail of 2.75 inches in Georgetown on May 27, 2020, 2.5 inches on September 24, 2023, and 2.5 inches again on April 22, 2025. That April 2025 evening alone produced ten NOAA reports of one-inch or larger hail in Georgetown. Quarter-size hail came back on April 18, 2026.

Hail tends to fall in narrow paths. One side of Wolf Ranch can be hit while Berry Creek looks untouched. That's why we look at the roof itself instead of guessing from a news map.

Can you repair just part of a roof in Sun City?

Yes, but Sun City Texas sets the size of the repair. Under section 3.3.4 of the Sun City Design Guidelines, a partial shingle replacement has to cover the entire slope where the damage is, using shingles identical to the existing ones. Replacing three shingles in the middle of a slope doesn't meet that rule.

The guidelines do allow emergency patching with matching shingles to protect the inside of the house. You don't need prior Modifications Committee approval for that, but you do submit an application after the repair. A full replacement has to use one of the community's original colors, or you submit a small sample of the new color with your application. A City of Georgetown permit is still required for re-roofing.

When we inspect a Sun City roof, we measure the full slope, note the shingle style and color, and photograph it so your application has what the committee needs.

Do older homes near the Georgetown square need special approval?

Sometimes. If your house is in the Old Town or Downtown Historic Overlay District, the city says you may need a Certificate of Appropriateness when roof materials change. That approval comes from the Historic Preservation Officer or the Historic and Architectural Review Commission, and it comes before the building permit.

The city's historic design guidelines favor matching the color, material and pattern of the old roof and keeping its original shape. Repairs with matching materials are usually simpler than a change in material. If you're not sure whether your address is in an overlay, the city has an interactive historic map, and we can check it with you during the inspection.

Do you need a permit for roof work in Georgetown?

For a new roof or re-roof inside city limits, yes. That's different from some neighboring cities. Here is what the City of Georgetown requires:

  1. A re-roofing permit, applied for online by a registered contractor.

  2. A full tear-off, with no layering over, when the existing roof is water-soaked or deteriorated, has two or more layers, or is wood shake, slate, clay or cement tile.

  3. Drip edge at the eaves and rakes of shingle roofs.

  4. A final inspection after the roof is done.

The city estimates 10 to 15 business days to process a residential re-roof permit, and says that can change after a hail storm. Homes outside city limits don't need a city roof permit; the city's address checker tells you which side of the line you're on. Vantage Roofing pulls the permit and schedules the final inspection when a job needs one.

Repair or replace: how do we decide?

A repair usually makes sense when:

  • The damage is limited to one area, one vent or one wall.

  • The rest of the shingles lie flat and still hold their granules.

  • The decking feels solid underfoot.

A replacement starts to make sense when:

  • Hail bruises show up on most slopes.

  • Shingles are curling, cracking or bare across the roof.

  • Leaks keep appearing in different spots.

  • The decking is soft beyond a small patch.

When you don't need us: a ceiling stain can come from an AC condensate line, a bathroom fan duct or plumbing. If that's what we find, we'll tell you.

Vantage Roofing backs its work with a 10-year workmanship warranty on full replacements and up to 1 year on service repairs.

Avoiding roofing scams after a Georgetown storm

The City of Georgetown's roofing page repeats Texas Department of Insurance advice: get written estimates, don't pay in full upfront, never sign a contract with blanks, and be wary of door-to-door crews with only out-of-town references. In Texas it is illegal for a contractor to offer to waive or cover your deductible. If someone offers that, it's a reason to walk away.

Frequently asked questions

Can you come look at it first before I decide anything?

Yes. Most Georgetown repair jobs start with a free roof inspection. Vantage Roofing checks the roof and, when we can reach it, the attic, then shows you photos of what we found. You get a written estimate and an honest recommendation. There's no pressure to decide that day, and if the roof doesn't need work, we'll say so.

How soon can someone come out to look at my roof?

Call (737) 383-1768 and we'll set a time that works for you. If water is coming in right now, tell us when you call so we can talk about a tarp or temporary patch first. For a storm check or an old stain, we'll schedule an inspection and photograph the roof before we quote any repair.

I live in Sun City. Can you just replace the damaged shingles?

Under the Sun City Design Guidelines, a partial shingle replacement has to cover the entire slope where the damage is, with identical shingles. Emergency patching to protect the inside of the home is allowed first, with an application filed afterward. We measure the slope and document the shingles so your application is straightforward.

Do I need a permit to fix my roof in Georgetown?

Inside Georgetown city limits, a permit is required for a new roof or re-roof, followed by a final inspection. Homes outside city limits don't need a city roof permit. If you aren't sure whether your job counts as a re-roof, ask the city's permit office or ask us during the inspection.

My ceiling has a brown stain after rain. Is it the roof?

Often, but not always. Stains under valleys, vents and walls usually trace back to the roof. Stains near a bathroom or the AC closet can come from plumbing or a condensate line. We follow the water path from the attic when we can, so you know the real source before paying for any repair.

Should I get my roof checked after hail even if nothing leaks?

Yes, if hail of an inch or larger fell in your part of Georgetown. Hail damage can sit on shingles for months before water shows up inside, and the Texas Department of Insurance advises reporting storm damage to your insurer promptly. A free inspection with photos tells you whether there's real damage or the roof came through fine.
